What is an upside flag and how does ORTELIAS decide what to highlight?

Each result is assessed by ORTELIAS against your specific brief. Where there's an angle worth pursuing that the listing itself doesn't advertise (an adjacency to existing demand, a planning posture worth re-testing, a price reduction history that suggests negotiation room), ORTELIAS flags it as an upside. The reasoning is shown alongside the flag, not hidden.

I have strong agent relationships. Why do I need this?

Your agent relationships reach the agents who know you. ORTELIAS reaches the ones who don't. The brief that matters next week may sit with an agent your team has never spoken to. ORTELIAS surfaces the full marketed market in one place and credits every agent we monitor.

If I find a site I want to pursue, who do I contact?

Always the listing agent. Every result on the platform carries the agent's details and a link to the original listing on their website. You go direct. We never come between you and the agent.

Can my whole team use one subscription?

Accepted Answer

Yes. A subscription has one seat as standard, and you can buy as many seats as you need at checkout. Multi-seat teams attract a graduated discount across six pricing bands. The calculator on the subscribe page shows the price for any team size. Each seat is bound to a specific email address and may not be shared. Seats are reassignable: if a seat holder leaves your organisation, the seat may be reassigned to another individual at any time.

How do I log in? Do I need a password?

No password. The platform uses email-based magic-link authentication. You enter your email on the login page and receive a one-time code by email. You enter the code on the platform to gain access.

What happens after the founding subscriber period?

Accepted Answer

The founding rate is locked for twelve months from your individual sign-up date, regardless of any change to the standard rate during that period. After your twelve-month founding term ends, your subscription renews at the then-current standard rate. We notify you at least thirty days before any renewal price change.

What is the minimum subscription term?

Monthly subscriptions have a minimum term of one month. Quarterly subscriptions have a minimum term of three months. Annual subscriptions have a minimum term of twelve months. Subscriptions auto-renew at the end of each minimum term unless cancelled. Cancellation through the Stripe customer portal takes effect immediately and prevents the next renewal. To prevent the next renewal by email, we must receive your cancellation at cancellations@ortelias.com at least seven days before the renewal date.

How current is the data?

Listings are surfaced from agent websites on a schedule that balances freshness with the load placed on agents' websites. New listings are picked up as they are monitored. We do not promise updates within minutes.

Are there limits on how much I can use the platform?

Accepted Answer

Each seat may run up to 20 searches in any 24-hour period and up to 100 searches in any 30-day period. We do not limit the number of listings you may view, or the number of exchanges with the ORTELIAS AI. One concurrent session per seat.

Do you give planning, valuation or investment advice?

Accepted Answer

No. ORTELIAS is an aggregator, not an advisor. We surface listings and analyse them against your brief. We do not give planning, valuation, legal, surveying, or investment advice. Decisions and advice remain with the qualified professionals you appoint. AI outputs must be independently verified before being acted upon.

Do you take a cut of any deal?

No. We charge subscribers, not agents. No finder's fees. No commissions. No cut of any deal. The subscription is the only fee ORTELIAS receives.

What do you do with my data?

We use your account and usage data to provide the platform, manage your subscription, process payments, and improve the service. We may also use anonymised and aggregated subscriber activity data for market intelligence and analysis, including reports we publish or sell. Anonymised and aggregated means data that does not identify you, your subscription, or any individual search. We do not sell personal data to third parties.

How long do you keep my data?

Subscriber account and usage data is retained for the duration of your subscription, plus up to twenty-four months after the subscription ends. Financial records are retained for seven years per UK tax requirements. Listing data may be kept on a permanent basis as part of the ORTELIAS historical archive, which serves valuations, planning research, and market history.

I'm an agent. How do I have my listings removed?

Email partners@ortelias.com. We acknowledge within one hour by automated reply, contact you within twenty-four hours through our partnerships team, action removal within forty-eight hours of your original request, and confirm completion by email. Before actioning, we may discuss the option of a free agent partnership account. Your decision to be removed is respected without condition.

Are my searches private?

We do not publish or sell data that identifies any individual subscriber, any specific seat holder, or any specific search. Where we use search data for market intelligence, it is anonymised and aggregated to a level at which individual subscribers cannot be identified.
