Year after year they watched the same friction repeat. Agents holding hundreds of briefs in their heads. Buyers chasing relationships that may or may not deliver. Opportunities scattered across thousands of agent websites. No portal carries even half the market.

ORTELIAS exists because the question kept coming back: what if a land buyer could see the whole market, ranked against their own brief, in seconds rather than weeks?

The team brings 45 years across the UK development market, plus 20 years of AI, technology and operations. Co-founder Bruno Jaczkowski brings 23 of those years from JLL, Montagu Evans, BNP Paribas Real Estate, and Cliveden Properties. Co-founder James Ahearne brings a national land buyer's perspective – the experience of working the market from the buyer's side, at scale, across the UK. The product was specified by professionals who had worked the problem hands-on.

What 23+ years on the London market taught me.

"After 23+ years on both sides of the London land market, what I learned is that the landscape never stops moving. Briefs shift within the same client from quarter to quarter. Sectors come in and out of favour. Capital rotates.

New buyers enter, established names step back. The relationships you build still matter. But the market intelligence has to come from somewhere new, because no individual brain or contact list can hold a complete picture of the on-market inventory right now.

"The risk is visibility. I built an agency network in the South West. Moved to the South East and built it again. New sector, built it again. New company, new brief, built it again.
